Law enforcement officers, pre-Kindergarten through 12th grade teachers and firefighters/emergency medical technicians can contribute to community revitalization while becoming homeowners through HUD’s Good Neighbor Next Door Sales Program. HUD offers a substantial incentive in the form of a discount of 50% from the list price of the home. In return you must commit to live in the property for 36 months as your sole residence.

How the Program Works

Eligible Single Family homes located in revitalization areas are listed exclusively for sales through the Good Neighbor Next Door Sales program. Properties are available for purchase through the program for five days.

How to Participate in Good Neighbor Next Door

Check the listings for your state. Follow the instructions to submit your interest in purchasing a specific home. If more than one person submits on a single home a selection will be made by random lottery. You must meet the requirements for a law enforcement officer, teacher, firefighter or emergency medical technician and comply with HUD’s regulations for the program.

HUD requires that you sign a second mortgage and note for the discount amount. No interest or payments are required on this “silent second” provided that you fulfill the three-year occupancy requirement.

The number of properties available is limited and the list of available properties changes weekly.

LOS ANGELES (Nov. 5) – The CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) today commended Congress and the Senate for its swift actions in extending and expanding the provisions of the Federal Tax Credit for First-time Home Buyers. The U.S. House of Representatives earlier today voted 403 to 12 for passage, as did the U.S. Senate late yesterday. The legislation now goes to President Obama for signature.

“Over the past several months, C.A.R., the NATIONAL ASSOCIATION OF REALTORS® (NAR), and our more than 1.2 million members have repeatedly urged congressional representatives to extend and expand this crucial piece of legislation,” said C.A.R. President James Liptak. “Today’s victory for home buyers also is testament to the role REALTORS® can play when they unite for a worthy goal.

“Although ideally the legislation sent to President Obama would have applied to all home buyers, C.A.R. applauds our federal representatives for realizing the benefits of the federal tax credit and the role it has played in the ongoing economic recovery,” Liptak said. “More than 1.4 million first-time home buyers nationwide were eligible for the initial credit. We expect that number to increase dramatically in the months ahead once this new legislation is in place.”
As it now stands, the federal tax credit will be extended through April 30, 2010, with a 60-day extension if a binding contract is in place prior to the deadline. First-time home buyers will continue to be eligible for a tax credit of up to $8,000, while existing homeowners will be eligible for a reduced credit of up to $6,500. To qualify for the $6,500 credit, existing homeowners must have lived in their current residences for at least five years. The bill also increases the qualifying income limits from $75,000 for single tax filers and $150,000 for joint filers to $125,000 and $225,000, respectively. The purchase price of the home is capped at $800,000 in both instances.

Under additional provisions included in the bill, taxpayers can claim the credit on purchases completed in 2010 on their 2009 income tax returns. The legislation maintains the provision that home buyers do not have to repay the credit provided the home remains their primary residence for 36 months after purchase, and waives this requirement for active duty military personnel who move due to a military order.

Beginning October 22, Windows 7 will be widely available for purchase as an upgrade or on newly purchased systems.

Most real estate agents live within acceptable cell coverage, so their ActiveKEYs update automatically. These agents will not be impacted by Windows 7.

The remainder of agents update their ActiveKEYs using their PC. These agents should be advised that they will not be able to update their ActiveKEY on a PC with the 64-bit version of the Windows 7 Operating System.

Depending on the agent’s PC, Windows 7 will either be a 32-bit Operating System or a 64-bit Operating System.

ActiveKEY PC Sync is only compatible with the 32-bit version of the Windows 7 Operating System (the vast majority of all new and existing systems).

We are currently developing this utility for 64-bit computers and will let agents know when that software is available. Until that time, if an agent wants to be able to update his/her ActiveKEY using a PC they should delay upgrading to or purchasing a 64-bit Windows 7 Operating System.

If an ActiveKEY customer does not live in acceptable coverage and only has access to a Windows 64-bit Operating System, GE Security’s Agent Support team will provide them update codes. Agents that fit this profile should obtain an update code by:

  • Phoning Agent Support at 1-877-699-6787 Option 3 > Option 4 > Option 8 to get to the ActiveKEY queue.
  • Once they reach a representative, they should say: “I’m calling with an ActiveKEY on a Windows 7/Windows 64 bit system and I need and update code.”
  • The representative confirm that the agent has not been inactivated by the board and then immediately generate an update code.

New Website Coming Soon!

In the coming weeks we will be upgrading our KIMweb website and each week leading up to the change, we will be sending out information on how the tools will assist you in managing your listings. This week we are showing the new Listing Inventory tool.

If you’re a Seller’s Agent, you’ve probably received feedback on a listing that said it was a little high compared to comparable listings. If you’re a Buyer’s Agent, you’ve probably shown a home that your customers loved, but didn’t want to go to the top of their price range. In either event, the Seller just agreed to reduce the price and you want to get the word out and make sure those interested customers get a second chance to make a buying decision.
