The MRMLS Board of Directors has voted to implement security token strong authentication. SAFEMLS tokens, used in conjunction with your username and password, are the premier solution for protecting MLS access. Unauthorized access to vital MLS data has reached epidemic proportions, resulting in increased liability and compromised consumer privacy. WE MUST PROTECT OUR MOST VALUABLE ASSET, OUR DATA.

In September, MRMLS will begin distribution of the tokens and by the end of 2008, all users of MRMLS will be required to have a token to gain access. People will no longer be able to share passwords.

  • Third-party authentication is the same security technology used by aerospace and Department of Defense companies.
  • Everyone will pay their fair share. Freeloaders will finally be forced to sign up or lose access to MRMLS.
  • Tokens will be provided at no extra charge to MRMLS members.
  • There is nothing new to remember, just “push the grey button” and enter the one-time-use password into the security field to gain access to MRMLS.

If you do not want to carry a token on your key chain, use TEXT-pass and get your security code sent as a text message to your mobile phone or Supra key. (Additional one-time setup fee will apply.)

MRMLS Matrix has a new report called Agent 1 Page. This report is designed to print one page per listing. Here is how:

1 – Select the listings you would like to print.

2 – Click the Print Report button.

  • DO NOT click the Print Page button.
  • DO NOT choose Print from your browser’s File menu.

3 – Choose Agent 1 Page.

4 – Click the Print/View button and a pdf document will open.

5 – Click the printer icon or choose Print from the File menu of the pdf document.

Red Alert Update: Big Win for REALTORS® on Point-of-Sale Bill

Who Contacted their Legislators to Oppose the Bill!

 

C.A.R. initially OPPOSED AB 2678 (Núñez) because it effectively would have required, among other things, that ALL homes and commercial property in California have an energy audit at point-of-sale, and that mandatory energy efficiency investments be made. While C.A.R. appreciates the goal of energy conservation, C.A.R. strongly opposes point-of-sale requirements because they are ineffective and because such mandates will weaken the housing market. If enacted as introduced AB 2678 could have added even tens of thousands of dollars to the cost of purchasing a home.

 

After thousands of REALTORS® called their legislators in opposition to the bill and thousands more lobbied against the bill in person last week at Legislative Day, the bill’s author amended AB 2678 to remove the point-of-sale requirement. The bill was further amended at C.A.R.’s request, to ensure that energy audits or improvements are not required as a condition of sale. With these changes, C.A.R. SUPPORTS AB 2678.

HUD’s RESPA Lawsuit Proceeds
The U.S. District Court for the Central District of California rejected motions by several real estate brokerages to dismiss a federal lawsuit against them alleging the acceptance of improper referral payments from a settlement service provider. The court allowed the case to proceed to determine if the U.S. Department of Housing and Urban Development could obtain injunctive relief against the brokerages for violation of the Real Estate Settlement Procedures Act (RESPA).

Call For Action Seeks FHA, GSE Reforms in Senate
Legislation to create a homeownership tax credit and make higher FHA and conforming loan limits permanent will give a crucial boost to housing markets, NAR says in a Call For Action it issued last week to spur passage in the Senate. The bill, which passed the House in May, would also authorize long-sought reforms to FHA and the oversight of secondary mortgage market companies Fannie Mae and Freddie Mac. REALTORS® can send a letter in minutes online.

NAR to Mortgage Insurers: Drop Adverse Policies
Mortgage insurance policies that limit the eligibility of borrowers in markets with falling home prices are hurting communities, NAR President Richard Gaylord says in a May 20 letter to Kevin Schneider, president of the Mortgage Insurance Companies of America (MICA). Secondary mortgage market companies Fannie Mae and Freddie Mac have recently dropped their declining markets policies and MICA members should follow suit, suggests Gaylord, who is seeking to meet with Schneider to discuss the problem. IRS Targets Cell Phone Usage
NAR is participating in a broad-based coalition to help ensure the clear tax deductibility of business cell phone use after a U.S. Tax Court decision muddied the waters. The Tax Court case examined the cell phone use of a self-employed person and his assistant. The court disallowed his deductions because he could substantiate neither his own nor his associate’s business use of the phones. This holding has caused significant turmoil for employers, their employees, and the self-employed. NAR and its coalition partners are working with members of Congress on potential legislation to address the situation.

 


Member Legal Services has revised the newly published legal chart, REO Disclosure Chart (May 20, 2008). It is available on Legal’s What’s New and the Legal Articles pages on C.A.R. Online.  A clarification has been made that C.A.R. Form SSD may be used as an alternative to the SPQ. 

In addition, the legal article, REO Transactions, (May 20, 2008) has also been revised.  An additional paragraph has been added to both Questions 16 and 25 to deal with the issue of lenders who use their own forms or addenda.
